Acting as both architect and developer, Roche Modern initiated eSquared in January of 2020. The project is the redevelopment of an existing four story 100k gross ft² building at the Erector Square Complex in New Haven. The development calls for rehabbing this space for a future biotech firm or wet lab incubator operator with delivery of the project as either a warm shell or fully built-to-suit, depending on tenant and the terms.

New Haven has a recognized need for wet lab space in an incubator format; this well proportioned and positioned property is a prime location for this use. Currently, Code Consultancy and Schematic Design of the building has been completed and the Roche Modern has begun Design Development, having designed and hard bid the shell that the marketing renderings are predicated on. Notable features of the project includes a private half acre site, parking for 250 cars with 75 of those spaces being located on the basement level of the building and its siting, just one block away from entrance and exit ramps from I-91.

Located in the Fair Haven neighborhood of New Haven, the project is proximate to Yale, Yale New Haven Hospital, Science Hill and Yale graduate housing. For prospective life science businesses who want to be in the New Haven market, eSquared represents the best larger sized opportunity in the area, given the building, location, and delivery team.
